South Florida's multifamily investment landscape continues to evolve, with operating fundamentals increasingly important to acquisition decisions.

According to research published by MIAMI REALTORS on September 29, 2026, multifamily asking rents in the Miami market rose 1.6% year-over-year in August 2026. Over the 12 months ended August 2026, Miami-Dade County multifamily property insurance expenses declined 17.5% from one year earlier, among operators using the Yardi platform.

The same report placed average annual multifamily property insurance expenses in Miami-Dade County at approximately $1,369 per unit over that period. These are regional averages; insurance costs for any individual property can differ materially.

These trends illustrate why property-level analysis matters. Even modest changes in rental income and operating expenses can materially influence net operating income, asset valuations, and long-term investment performance.

LIBA Capital Perspective

The figures above are third-party research from MIAMI REALTORS, not original LIBA Capital research. The views that follow are LIBA Capital's own.

At LIBA Capital, we focus on disciplined acquisition pricing, realistic underwriting, and sustainable cash flow across Miami-Dade's multifamily market.

Rather than relying on speculative appreciation or future refinancing, we evaluate opportunities through operating fundamentals and long-term value creation.

Investment discipline begins with understanding the numbers behind each property.
